Mum's currently decorating the hallway/stairs, which first involved stripping the woodchip from the walls.
The woodchip in the hall has been there since we moved in, 28 years ago, and has only ever been painted over. Removing 28 year old wallpaper results in many much plaster coming down with it!!
Mum's good at many types of DIY, but plastering isn't one of them.
We've had to pay (over £200!!!??!!??) to get the whole hallway/stairs/landing walls redone. There's a lot of plastering that needs doing, and these fellas are nice and chirpy, and are managing to get quite a lot done, in a very fast amount of time.

As a plasterer... £200 isn't too bad to be honest.

Pleased I'm out of the self employed game myself... People want it doing yesterday and for next to nowt!

Believe it or not, I used to make more money a day doing half a days coving then plastering something all day!

Never figured out why people are prepared to pay more for doing something that is really so simple and quick, over something that takes quite a bit prep work usually and has long setting times, and as such... Even a reasonable size bedroom can become an all-dayer easily!

Dabz - did you ever do ceilings?

We bought a house with lots of strange ice-cream type artexing (yep, weird0 in the downstairs rooms. We now want it all stripped and replaced with a smooth easily painted surface.

Any idea what the rough going rate is for three rooms (each approx. 14*10) or less?

I'm planning on ripping down the Artex and having my ceilings plastered. Lucky I have a mate that can plaster, my P&D skills are shite.

Artex is funny to plaster over, you can give it a million coats of unibond, and the skimming could still come off, so, whenever anyone asked me to plaster artex, I would recommend overboarding it, then skim, if they didnt want to cover the extra cost, I would then say that after it's done, its down to them.

Had and seen too many horror stories on the artex front, but it's horrible gear and once in a blue moon it will bite you in the arse. And you dont get a decent finish on it as well if it is too shiney, as when your trowelling it off the skimming drags under your trowel and you get slight lines in it, you can fill these up while trowelling off, but, certain lighting makes them shine out, especially if its painted with vinyl paint. So there's a top tip there, if new plaster looks slightly poo, use matt paint, it hides boat loads as it casts no shadows like vinyl does.

Here's how I work stuff out just for anyone else thinking of buying plastering stuff, baring in mind, I obviously havent seen it, so covering all angles on how it might go:-

14'x10', so, 4.5mx3m = 13.5m2 p/room * 3 = 40.5m2


A plasterboard (2.4mx1.2m) is 2.88m2, so.. 40.5m2/2.88 = 14 plasterboards, but, for every 10 boards, add one for wastage, here, we're best off with adding 2. So, 16 boards in total

Skimming meterage depends on the plasterer, it's supposed to be 10m2 per bag, but that doesnt include wastage, so, for this, I would get 5 25kg bags of board finish

Obviously we need to screw the boards up, so, we need some gyproc screws, 50mm should be fine for overboarding a single layer of existing plasterboard, for double layered ceilings, 75mm, for triple layered ceilings, you have to pull the whole lot down and start again!

The complementary roll of crack tape for the joints.

So, with that (BnQ prices, may get materials cheaper elsewhere):-

16 12.5mmx2.4mx1.2m plasterboards@£6.24 = £99.84
5 25kg bags of board finish@£6.03 = £30.15
1 box (1000 pieces) 55mm gyproc woodscrews@£12.97 = £12.97 (Note: Price from screwfix.com)
1 90m roll of self-adhesive crack tape@£5 = £5

Material Total: £147.96
Obviously if you go the none boarding route, minus the plasterboards, screws and crack tape, and just do a plain reskim (Not recommend, but, there we are), you'll need decent PVA@£15, so that total would be £45.15

If the artex pattern is really heavy, and the plasterer recommends using a backing coat plaster on it prior to skimming, he'll be referring to bonding coat plaster (Note: This stuff can also fail on certain artex), which is easily worked out, 7 bags should be enough, so Thistle Bonding Coat@£8.13 = £56.91 (plus £45.15 equals a total of £102.06), and swap the bags of board finish for multi-finish, though, if it was me, this is proper messy and would just stump up the extra to reboard it all.

Few ways and prices when it comes to materials... Labour wise, it's all up in the air that one, someone may do it for £80 a day if they are desperate, me, I used to charge £150 a day. Depending on which route you take, your looking at 2 days max, so, I'd budget £300-£400 for labour.

And there we are!

Please note, the materials are bnq prices, you may get them cheaper if you ring a proper builders merchant and haggle... But when I was self-employed, I knew a couple of people in sales at Jewsons, and was getting the same prices as big house builders and what not... But charging B&Q prices... Obviously!

I guarantee that this artex can't be plastered over - the shape and size of the swirls is big - think of a 99 with choclate flake icecream stuck upside down without the cone (then half that size). I'm pretty sure it will require everything to be ripped off and re-boarded. But at least I'll know if I'm being taken for a ride if it's in the thousands.

The only issue I can see with having to take it all down and redoing it is asbestos... Back in the day they used to chuck it in everything, including artex (To strengthen it)

You will need to get someone out to test it, then if it does contain it, it'll all have to be removed professionally.

This bit will cost money mind, which I think is stupid, the state should cover this cost as it's nasty shite.

You will get the odd numtpy who will pull it down and not give a flying bollock, if they do, let them crack on, but make sure the rooms are well sealed when they are tearing it down, and if you can, chuck the old ceiling straight out of the windows, and when they are tiding up, get them to hoover to suck every last bit of dust up... Dont let them out of them rooms till their spotless!
